Additional Terms and Conditions

General Addendum - This following additional terms and conditions are added to each lease. They include additional fees and rules not contained within the lease.  Please note that some properties may have additional addendum items. This addendum does not include fee's listed in the Residential Lease Agreement.

 1. ADDITIONAL FEES

  1. $50 Notice Fee, Tenant agrees to pay a $50 fee if the Property Manager is required to send any notice through certified mail due to tenant actions (e.g., lease violations, late payments). This fee will be charged per individual notice.

  2. $50 Certified Mail Fee – Move-Out Tenant agrees to a $50 fee for sending final move-out paperwork via certified mail, deducted from the security deposit. Paperwork can be picked up in office at no charge.

  3. Early Termination Fee - Tenant fails to take possession or vacates two (2) or more months prior to lease end, Tenant agrees to pay an early termination fee of two times (2x) the monthly rental rate as an agreed upon estimate of damages. Owner retains the duty to mitigate damages pursuant to ARS §33-1370.

  4. There is a one-time lease processing fee of $150 paid at the beginning of the lease.

  5. Lock replacement or rekey fee: Should a situation arise that the locks need to be rekeyed or locks replaced and new keys made due to tenant action, Tenant will be responsible for the costs, to be determined by licensed contractor.

  6. Online payment convenience fee. $1.00 is charged by the property management software for each online payment made. 

2. AGENCY DISCLOSURE OF REPRESENTATION - Tenants acknowledge that Property Manager and Century 21 Flagstaff Realty represent the Owner(s) and do not represent the Tenant(s). Lines 295–301 of the Residential Lease Agreement shall be removed to reflect this.

3. MOVE-OUT CLEANING COSTS - Cleaning Costs Beyond Deposit Should cleaning fees exceed the security deposit allocated for cleaning. Tenant agrees to pay the additional costs.

4. NO SUBLEASING – Subleasing, subletting, or using the property as a vacation rental is NOT permitted.

5. RV PARKING - Recreational vehicle parking  is NOT permitted.

6. CASH PAYMENTS - Cash payments are not accepted.

7. Security Deposit is NOT considered as last month’s rent.

8. INSURANCE - Tenant must maintain renter’s insurance with at least $100,000 liability coverage and provide proof within ten (10) days of lease signing.

9. AS-IS ACCEPTANCE - Tenant accepts the premises in its present cosmetic condition or as otherwise noted in writing.  

10. PETS - No animals are permitted without prior written approval from Landlord. Guests are not to bring animals to premises without prior written approval from Landlord. Tenants are responsible for all pet-related damage.

11. SMOKING - Smoking or vaping of any substance is prohibited inside the dwelling. Tenant is responsible for all remediation costs.

12. HOA COMPLIANCE Tenant must comply with all HOA rules and regulations. Fines caused by Tenant violations are Tenant’s responsibility.

13. SNOW REMOVAL Tenant is responsible for snow removal from all access areas, included but not limited to driveways, walkways, sidewalks, and decks.

14. MOVE-OUT CONDITION Carpets must be professionally cleaned with a receipt provided to Property Manager.

15. PLUMBING & SEPTIC Tenant shall not dispose of foreign objects or grease into plumbing. Septic-safe products must be used if applicable. Should a plumbing incident occur that is found to be due to Tenant negligence or abuse of plumbing systems, Tenant to be responsible for repair costs through a licensed contractor.
